Why the NEW PD isn’t the opportunity you thought it was!
Linda Wright tells Andrew he is far to cool for school this week as we look at the opportunities between Use Class order Changes and GDPO Prior Approval rights to change office to resi conversion using planning Class O.
We look at WHY the New Permitted Development isn’t the opportunity you thought it was, just when you thought PD was a great opportunity to profit from PD and Prior Approval.
We look at the old style Prior Approvals and the window of opportunity to undertake commercial to resi developments open to you and the opportunities for the NEW Use Classes Order.
What you need to know to take advantage of the NEW Use Classes order whilst also taking advantage of the old Prior Approval and Permitted Development rules this will help you decide which works best for you.
The deadline of the 31st July 2021 gives you some urgency along with 3 years to complete your development. You still can utilise the 56 day with deemed consent on day 57 v 8 weeks plus unlimited extensions, £96 fee v £334 fee per dwelling.
Under the new system there has to be detailed drawings submitted and demonstrate that each habitable room has adequate natural light.
